MARKETING PLAN



 

  •  As a real estate professional I will bring to you not only my expertise, but my team of home inspectors, appraisers, mortgage bankers, stagers, handymen, assistant, and office support staff that will help ensure a smooth transaction.
  • I will work with you to price your home right, so you will get the most qualified buyers and agents to see your home. I invite a selected group of realtors who are knowledgeable in the neighborhood to help with the pricing and assist us with the best way to market your property. By doing this, I hope to insure that I will get the highest net to my client. If, within a month we do not have reasonable interest, I will ask you for a price reduction. In our current market, buyers are more cautious and our days on the market are longer. I will make honest recommendations to you about getting your home ‘ready to sell.'
  • I will ask past and present clients, along with prospects with whom I do business, if they are interested in your home, or if they have a referral that may be interested.
  • I will market your home to the Top Agents in Marin County and San Francisco, as the top 20 agents do 80 percent of the business. I also have an established network of agents in the East Bay and San Francisco. I am involved in three network groups that meet monthly to review upcoming properties, review client needs and discuss the overall market condition. In addition to that I am a member of ‘TOP AGENT NETWORK' in Marin. We are a group that routinely reviews and resources property before they hit the market.
  • In addition to the networking groups, Decker Bullock SIR has monthly Buy/Sell meetings where all the agents in the Company meet and discuss new listings and buyers' needs. We also have a weekly office meeting to review listings; buyers' needs, and market conditions.
  • I advertise in Marin IJ, SF Chronicle, for both print and internet. I also do extensive advertising to fellow agents and the public in both the Marin and the San Francisco market. Many of the home buyers in Marin are moving from the city, and it is very important to reach out to them. In addition to newspaper ads, I also advertise in specialty Real Estate Publications, depending on client needs. And, of course, the internet. All listings go on the Decker Bullock SIR site, Sotheby's site, my own website, Realtor.com, Clean Offer, and of course the MLS. 80% of buyers will use the internet first, before they actually see the property. To help them visualize your property I will create a url for your home and attach a virtual with narration to tempt any prospective buyers.
  • At least once a week I will provide you with a marketing report, and give you feedback on showings, impressions and any other information that will help you understand the overall picture of the market. I will do my best to keep you ‘in the loop.'
  • I will do a weekly broker's tour, with the first one catered and hosted, until your property is in contract. The catered tour creates a relaxed atmosphere and gives the agents more time to ‘take in' the property. I also will do Sunday Open Houses, at your discretion, until your home is in contract.
  • As part of my ongoing marketing program, I speak to at least 5 new contacts a day. That means at least 25 new prospects per week. Every one of these people will hear about my listings.
  • If we work as a team, I know we will have a successful transaction.
